for Tenant-Partlcipating Converslon TPC-306 at 917 Second
Street.
INTRODUCTION
This report transmlts for Clty Councll approval a Final Map for the
following Tenant-Part1clpating Conversion proJect:

BACKGROUND
The Clty Planning Commiss1on approved the Tentative Map and the Ten-
ant-Partlclpat1ng Convers~on for the above proJect on December 15,
199<;, after a publlc hear1ng and a careful reVl.ew of the record and
staff recommendations. The actlon of the Plann1ng Commission was
based on the Comm1ss~on's flndings that the proposed Tenant-
Partlcipat1ng ConverS1on meets the requ1rements of Art:icle XX of the
Clty Charter and that the proposed subdivlsion 1S consistent wlth
appllcable general and spec1fic plans as adopted by the Ci ty of

Santa Monica along wlth all mandatory requlrements of the
Subdlv~s~on Map Act of the State of California.
The owners have submltted to the Clty a Wr1tten Consent Agreement

blndlng the owners and any successors in interest to each conditlon
imposed in connectlon wlth approval of thlS Tenant-Participating
ConverSlon. This Wrltten Consent has been approved by the City
--
Attorney and the City Manager. Each partlclpating tenant has been
1nformed 1n writing of h1S or her rights under Article XX of the
Ci ty Charter The License Dl V1Slon reports that proper arrangements
have been made to ensure payment of the Tenant-Participating
ConverS1on Tax.
The Flnal Map conforms to the Tentative Map. The Final Map has been
cert1f1ed by the City Englneer for conformance wlth the Tentative
Map and conditlons thereon, the Subdivislon Map Act and local
ordinances The Clty Attorneyfs office has approved a Declaratlon
of Covenants, Conditions, and Restr1ctlons, or equivalent document,
for thlS proJect as complying with the conditions of the Tentative
Map and the Tenant-Participatlng ConverSlon.
Council approval of a flnal map for a Tenant-Partlclpating
ConverSlon represents one of the last steps necessary ln the
converSlon process, Following Clty Councll actlon and approval by
the Callfornla Department of Real Estate the applicants may begin
selllng the1r unlts to the tenants. As each unit 1S sold a

conversion tax per Section 2008 of Article XX is due 1n an amount
equal to twelve tlIDes the monthly maXlmum allowable rent for that
unit. These taxes will be used to asslst low and moderate lncome
households to purchase or lmprove thelr unlts subject to affordable

THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS
SECTION 1. That the Final Map for Tract No.51781 in the Clty
of Santa Monica hereby lS accepted and approved.
SECTION 2. That the City Clerk hereby lS author~zed and
olrected to endorse upon the face of sald Map thls order
authentlcated by the Seal of the Cl~y of Santa Mon~ca,
SEC'='ION 3. That the Clty Clerk shall certlfy to the adoption
of thls ResolutloG, and thenceforth and thereafter the same shall
be ~n f~ll force and effect.
