INTRODUCTION
This report transmits for City Council approval a Subdivision ImprovementAgreerrtent and
~inal Tract Map for the following condominium pro~ect The Tentative Map was approved
by the Planning Commission on November 4, 1998

BACKGROUND
After publ~c heanng and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Map for the above pro~ect on
November4, 1998 The action of the Planning Commission was based on its fmdings that
the proposed subdivis~on will have no significan# environmental impact and is in
conformance with all State and local laws and regulations and applicable General Plan

Elements
The Final Map conforms to the Tentative Map The License Division reports that the
developer has agreed to pay the condominium tax The pro~ect has been appro~ed by the
Los Angeles County Engineer's office and certified by the City Engineer for conformance
with the Tentative Map and conditions thereon, the Subdivision Map Act and local
ordinances The City Attorney's office f~as approved the covenants, conditions and
restrictions for the Final Map as complying with the conditians of the Tentative Map and
applicable laws
The applicant has signed the Subdivision ImprovementAgreement, stating their agreement
with the City to complete the required public improvements at the expense of the applicant
The agreement has been approved as to conten# by the City Engmeer and as to form by
the C~ty Attorney
BUDGET/FISCAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact
RECOMMENDATION
It is recommended that the City Council direct the City Managerto execute the Subdivision
Improvement Agreement and that the Final Map be approved by adoption of the
accompanying resolution
