BACKGROUND
The Clty Planning CommlSSlon approved the Tentative Map and the Ten-
ant-Partlc1pat1ng Conversion for the above project on February 3,
::'992, after a pub11c hearlng and a careful review of the record and
staff recommendations. The actlon of the Plann1ng Comrn1SS1on was
based on the CommlSS1onls f1ndlngs that the proposed Tenant-
Part1c1patlng ConverSlon meets the requlrements of Artlcle XX of the
-Clt:}" Charter and that t.he proposed subdlV1Slon 1S conslstent wlth
app~:..cable general and speclflc plans as adopted by the Clty of Santa

The Llcense Dlv1slon reports that proper arrangements have been made
to ensure payment of the Tenant-Partlcipatlng Converslon Tax.
The Flnal Map conforms to the Tentatlve Map The Flnal Map has been
certified by the Clty Engineer for conformance with the Tentative Map
and cond1tions thereon, the Subdlv1sion Map Act and local ord1nances.
The Clty Attorney's off1ce has approved a Declaration of Covenants,
CondJ.t1ons, and Restrictl-ons, or equlvalent document, for this proj-
ect as complY1ng w1th the condltlons of the Tentatl-ve Map and the
Tenant-Particlpatlng Conversion.
Counc11 approval of a f1nal map for a Tenant-Particlpat1ng ConverS1on
represents one of the last steps necessary l-n the converSlon process.
Followlng Clty Counc11 act10n and approval by the Call-fornla Depart-
ment of Real Estate the applicants may beg1n selling their units to
the tenants. As each un1t 1-S sold a conversion tax per Sectlon 2008

A FINAL SUBDIVISION MAP FOR TRACT NO 51499

THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That the FJ..nal Map for Tract No. 51499 In the CJ..ty
of Santa MonJ..ca hereby J..S accepted and approved.
SECTION 2. That the Clty Clerk hereby is authorlzed and dlrect-
ed to endorse upon the face of sald Map th1s order authentlcated by
the Seal of the Clty of Santa Monlca.
SECTION 3. That the City Clerk shall certify to the adoption of
this Resolution, and thenceforth and thereafter the same shall be In
full force and effect.
