The City Plann~ng Commission appro~ed the Tentative Map and the Tenar~t-Participating
Conversion for the above pro~ect on August 4, 1993, after a pubfic hearing and a careful
review of th~ record and staff recammendations The actEOn oftF~e Pfanning Commission
was based on fhe CommissiQn's findings thaf the proposed Tenant-Participating
Conversion meets the requirements of Article XX af the City Charter and that the proposed
subdiWision is consistent with applicable general and specific plans as adopted by the City
of Santa Monica along with all mandatory requirements of the Subdivision Map Act of the
State of Califarnia

The owners have submitted to the City a Written Consent Agreement binding the owners
and any successors in interest to each condition imposed in connection with approval of
this Tenant-Participating Conversion This Wntten Consent has been approved by the City
Attorney and the City Manager Each partEC~pating tenant has been ~nformed jn writing af
his or her rights under Art+cle XX of the City Charter The License Division reports that
praper arrangements have been made to ensure payment of the Tenant-Participating
Conversion Tax
The F~nal Map conforms to the Tentat~ve Map The F~nal Map has besn cert~fied by the
City Engineer for conformance with the Tentative Map and conditions therean, the
Subdivision Map Act and local ordinances The C~ty Attorney's office has appro~ed a
Declaration of Covenants, Conditions, and Restrict~ons, or equi~alent document, for this
pro~ect as complying with the conditions of the Tentative Map and the Tenant-ParticipatEng
Conversion
Council appro~al of a final map for a Tenant-Participating Gonversion represents ane of
the last steps necessary ~n the con~ersion process Following City CounciE action and
appro~al by the California Department of Real Estate, the applicants may begin selling their
units to the tenants As each unit ts sold, a conversion tax per Section 2008 of Article XX
is due in an amount equal to twel~e times the monthiy maximum atlowable renf for that
unEt These taxes w~fl be used ta ass~st low and moderate income households to purchase
or Emprove the~r ~r~~ts s~bject ta affordable repaymer~t per Sect~on 2009 of Art~cle XX

BUDGET/FISCAL IMPACT
The recammendation presented in this report does not have an immediate bud~et orfiscal
impact If and as units m the pro~ect are sold in the future, Tenant-Partiapating Conversion
Taxes will be collected pursuan# to the pro~isions af Article XX of the City Charter ar~d
some ~ncreased property tax re~enues may be generated
