INTRODUCTION
This report trans~lts for city Council approval a Final Tract Map
for the follor'nng condOffilnlUT" proJect.
The Tentative Map was
approved by the Planning C07TIisS10n on December 6, 1996.

BACKGROUND
After public hear1ng and careful reV1ew of the record and staff
recommendat1ons, the C1ty Planning commission approved the Vestlng
Tentat1ve Nap for the above proJect on December 6, 1996. The
action of the Plann1ng CO~~lSSlon v'as based on its findings that
the proposed subd1v1s1on ~111 have no signlficant environmental
inpact and 15 1n conforr.ance w1th all State and local laws and
regulations and appllcable General Plan EleMents.
The F1nal Map conforms to the Tentative Map. The License Division
reports that the developer has agreed to pay the condominium tax.

The proJect has been approved by the Los Angeles County Engineer's
office and certified by the City Englneer fo~ conformance wlth the
Tentatlve Map and condltions thereon, the Subdivislon Map Act and
local ordinances.
The City Attorney's office has approved the
covenants, conditions and restr1ctions for the Final Map as
complying Flth the condltlons of the Tentat1ve Map and applicable
laws.
BUDGET/FISCAL IMPACT
The reco~nendat1on presented in thlS report does not have a budget
or f1scal inpact.
RECOMMENDATION
It 1S recommended that the Final Map be approved by adoption of the
accompanying resolution.
