INTRODUCTION
ThlS report transmlts for City Councll approval a Flnal Parcel Map
for the followlng condomlnlum project. The Tentatlve Map was
approved by the Planning Commission on December 6, 1995

BACKGROUND
After publlC hearlng and careful review of the record and staff
recommendatlons, the Clty Councll, on appeal, reversed the orlglnal
Plannlng Com~lSSlon denlal and approved the Tentatlve Map for the
above proJect on Dece~ber 6, 1995 The actlon of the Clty Council
was based on ltS findings that the proposed subdivision will have
no slgnlflcant environmental lmpact and lS ln conformance wlth all
State and local laws and regulatlons and appllcable General Plan
Elements.
The Flnal Map conforms to the Tentatlve Map. The License Dlvlsion
reports that the developer has agreed to pay the condominium tax.

The proJect has been approved by the Los Angeles County Englneer's
offlce and certifled by the Clty Englneer for conformance wlth the
Tentative Map and conditlons thereon, the Subdlvislon Map Act a~d
local ordinances. The Clty Attorney's offlce has approved the
covenants, condit1ons and restrict10ns for tne F1nal Map as
complying with the ccndltlons of the Tentative Map and appllcable
laws.
BUDGET/FISCAL IMPACT
The recommendatlon presented In this report does not have a budget
or flscal impact.
RECOMMENDATION
It 18 respectfully recom~ended that the Final Map be approved by
adoptlon of the accompanYlng resolution.
