The Gity Planning Comm~ssion appro~ed the Tentati~e Map and the Tenant-Participating
Con~ersion for the abo~e pro~ect 4n No~ember 1, 1995, after a publrc heanng and a
careful review of the record and staff recommendations The action af t~e PEanning
Commiss~on was based on the Commission's findangs that the proposed Tenant-
Participat~ng Conversion meets the requirements of Article XX of the City Charter and that
t~e proposed subdiv~s~on is consistent w~th applicable general and sp~cific plans as

adopted ~y the City of Santa Monica along w~th all mandatory requrrements of the
Subdivision Map Act of the State of California
The awners ha~e sul~mitted to the C~ty a Written Consent Agreement binding the awners
and any successors m mterest to each condition ~mposed in connection with appro~a~ of
fhis Tenant-Part~cipating Conversion This Wr~tten Consent has been approved by the
C~ty Att~mey and the City Manager Each participat~ng tenant has been informed in writing
of hi5 or her rights ~nder Article XX of the City Charter The License Di~ision reports that
praper arrangements have been made ta ensure payment ofi the Tenant-Participat~ng
Canversion Tax
The FEna~ Map conforms to the Tentati~e Map The Final Map has been cerkified by the
City Engmeer for confarmance with the Tentative Map and conditians thereon, the
Subd~vision Map Act and local ord~nances The C~ty Attarney's office has approved a
Declaration of Co~enants, Conditions, and Restrictions, ar equivalent c~ocument, for th~s
pro~ect as campiy~ng w~th the cond~#~ons of the Tentatir~e Map an~ the Tenant-Participating
Conversian
Council appro~aE af a final map for a Tenant-Part~c~pating Conversion represents one of
t~e last steps necessary m the conversifln process Following City Council action and
approval by the Califomia Department of Real Estate the applicants may begin selling the~r
units to the tenants As each unit is sold a canversifln tax per Section 2008 of Article XX

+s due in an amour~t equal to twelve times the monthly maximum alfowable rent for that
~nit T~rese taxes wifl be used to assist !ow and moderate income households to purchase
or improve their units sub~ect to affordable repaymer~t per Section 2009 of Article XX

Conversion Taxes will be collected pursuant to tF~e provisions of Article XX af the C~ty
Charter and some Encreased property tax re~enues may be generated
