C4, For Dlsplay of Late Model Automobiles
The followlng flndings are proposed for adoptlon In connectlon
wlth the Plannlng COIT~lSslon's denlal on July 16, 1984, of the
resuest to use the lot adJacent to Ace MUS1C Co~pany for a used
car showroom.
1. The proposed proJect 15 lnconSlstent wlth the flndlngs and
purpose of Ordlnance 1251 and would pre]UdlCe the abl11ty
of the Clty to adopt a revlsed Land Use Ele~ent In that
the establlshment of a curb cut and drlveway at th1S
locatlon lS In conflict wlth polic1es of the flnal Draft
Land Use Element to promote pedestrlan orlentation along
W1lshlre Bouldvard and to ensure contlnuity of sldewalk by
11~ltlng curb cuts (P011CY 3.3.2).
2. The proposed use would be a nore lntense use than prevlous
uses of the subJect area, would lncrease daytlme pedestrlan
and vehlcular trafflc, and would lncrease parklng demand
ln a nelghborhood already hav1ng a severe shortage of on-
street dayt1ffie park1ng. The proposed use as an auto show-
room has the potent1al to create addlt10nal trafflc con-
gestlon and hazard to pedestr1ans as cars are moved on and
off the slte on Wilshlre.
3. The 28 ft. wldth of the on-site area 15 not adequate to
allow for proper vehlcular access, rnaneuverlng and parklng.
The Parklng and Traff~c Englneer has d~sapproved the slte
for parklng use.
