Reapproving Final Tract Map No. 52361 for a 10-Unit Condominium Project
at 1513-1517 Berkeley Street. Applicant: Mo BergeNew Property Owner:
1513 Berkeley Street LLC
INTRODUCTION
This report recommends that the City Council reauthorize the City Manager to negotiate
and execute a Subdivision Improvement Agreement and transmits for City Council
approval a Final Tract Map for the following condominium project. The Tentative Map was
approved by the Planning Commission on May 17, 2000, and the City Council previously
approved a Final Map for this project on February 13, 2001. However, ownership of the
property changed before that map could be recorded, which invalidated the property owner
endorsements. As a result the Final Tract Map and Subdivision Improvement Agreement
have been amended with the current property owner.

BACKGROUND
After public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Tract Map for the above project on
May 17, 2000. The action of the Planning Commission was based on its findings that the
proposed subdivision will have no significant environmental impact and is in conformance
with all State and local laws and regulations and applicable General Plan Elements. As
indicated, the City Council previously approved a Final Map for this project on February
13, 2001. However, ownership of the property changed before that map could be
recorded, which invalidated the property owner endorsements. As a result the Final Tract
Map and Subdivision Improvement Agreement have been amended with the current
property owner.
The Final Map conforms to the Tentative Map. The License Division reports that the
developer has agreed to pay the condominium tax. The project has been approved by the
Los Angeles County Engineer?s office and certified by the City Engineer for conformance
with the Tentative Map and conditions thereon, the Subdivision Map Act and local
ordinances. The City Attorney's office has approved the covenants, conditions and
restrictions for the Final Map as complying with the conditions of the Tentative Map and
applicable laws.
The applicant has signed the Subdivision Improvement Agreement, stating their agreement
.
with the City to complete the required public improvements at the expense of the applicant
The improvements include paving the full width of the alley adjacent to the project and
removal of the abandoned driveways and replacing 100 feet of curb and gutter to City
standards. The agreement has been approved as to content by the City Engineer and as to
form by the City Attorney.
BUDGET/FISCAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
