AN ORDINANCE OF THE CITY COIT~CIL OF
THE CITY OF SANTA 110NICA ADDING
SECTIONS 9107, 9107A AND 9107B TO
THE SANTA MONICA MUNICIPAL CODE,
PERTAINING TO THE ESTABLISHpillNT OF
AN R2-R ~mLTIPLE RESIDENTIAL DISTRICT.
THE CITY COUNCIL OF THE CITY OF SANTA BONICA DOES
HEREBY ORDAIN AS FOLLOWS:
SECTION 1.
Section 9107 lS hereby added to the
Santa Monica Munlclpal Code to read as follows:

R2-R Mu1t~~le Resldentlal
D~strlct Regulatlon~. The followlng regulatlons apply to
R2-R multlple res~dent~al dlstrlct:
SECT ION 2.
Sectlon 9l07A lS hereby added to the
Santa Mon~ca Munlc~pal Code to read as follows:
Sectlon 9l07A.
Uses Perm~tted. The followlng
uses are permltted ~n the R2-R Multlple resldentlal dlstrlct:
1. All uses permitted ln the "R-l" dlstrlct.
2. Two-faIDlly dwell1ngs. Not more than
one two-famlly dwell~ng unlt may be bu~lt on any lot or bUlld~ng
51te.
3. Transltional resldentlal uses permltt~ng
one dwelllng UDlt for each One Thousand Two Hundred Flfty
(1250) square feet of lot area on a lot, a side lot Ilne of
wh~ch abuts on, or lS separated by an alley from, any l~ss
restrlcted rnultlple resldentlal d~strlct. Only one lot not
more than sixty (60) feet In wldth may be used for such
transit~onal use.

Santa Monlca Municlpal Code to read as follows;
Sectlon 9l07B. Property Development Standards.
The following property development standards shall apply to all
land and structures ln the "R2-R" dlstr~ct. Any lot or build~ng
s~te existlng on the effectlve date of thlS chapter need not
comply wlth 5ubdlvislons 1 and 2 of this sectlon.
1. Lot Area: Each lot shall have a
ffilnlmum lot area of three thousand (3,000) square feet.
2. Lot Dlmlnslons:
a.
Each lot shall have a mlnlmum
width of th~rty (30) feet.
b.
Each lot shall have a m~nlffiurn
depth of on~ hundred (100) feet.
3. Lot Area Per Dwelling Un~t:
a. There shall be a IDlnlmum of
flfteen hundred (lSOO) square feet of lot area for each dwelllng
unlt. However, one two-unlt dwelllng shall be permltted on
any ex~sting lot or bUl1dlng slte on the effectlve date of this
chapter provlded all other provls1ons of thlS chapter are compIled
with.
b. On a lot or slde lot 11ne of WhlCh
abuts on, or ~s separated by an alley from, any less restrlcted
multlple res~dentlal d~strlct, there shall be a m~nlmum of one
thousand two hundred flfty (1,250) square feet of lot area per
dwelling unit.
4. BUlldlng Helght: Any bu~ldlng or
structure erected ln th~5 dlstrlct ln no case shall exceed
twenty-flve (25) feet in helght.
5. Yards: Same as requlred for the "R-3"
dlstr~ct, Sect~on 9l09B6.
6. Off-Street Parklog:

Section 9129 shall apply.

Same as requlred
for the "R-2" district, Section 9108B8.
SECTION 4.
Section 9l07C is hereby added to the
Santa Mon~ca Munic~pal Code to read as follows:
Section 9107C.
Exempt2on, From Architectural
Review Dlstr~ct.
Notwithstandlng any other provision of the
Santa Monlca Munlcipal Code and the provlsions of Sect~on 951S
ln particular, no portlon of the R2-R District shall be or ~s
included ln any architectural review district.
SECTION 5.
Any provision of the Santa Monlca
Munlcipal Code, or appendices thereto inconsistent herew~th, to
the extent of such incons~stencies and no further, are hereby
repealed or modi fled to that extent necessary to effect the
provis~ons of this ordinance.
SECTION 6.
If any section, subsection, sentence,
clause or phrase of this ordlnance is for any reason held to be
lnvalld or unconstltutional by a decis~on of any court of
competent jur~sdiction, such deC1Slon shall not affect the
validlty of the remaining portlons of the ordinance. The Clty
Council hereby declares that it would have passed this ordlnance
and each and every section, subsection, sentence, clause or
phrase not declared lnvalld or unconstltutlonal wlthout regard
to whether any portion of the ordinance would be subsequently
declared invalld or unconst~tutional.
SECTION 7.
The Mayor shall sign and the City Clerk
shall attest to the passage of thlS ordinance. The City Clerk
shall cause the same to be publlshed once in the offlc~al newspaper
within fifteen (15) days after lts adoptlon. The ordlnance shall
becoue effective after thirty (30) days from ltS adoptlon.
