RESOLUTION OF THE REDEVELOPMENT AGENCY OF TEE CITY OF
SANTA MONICA APPROVING THE SALE OF LAND IN THE OCEAN
PARK REDEVELOPMENT PROJECT l(b) TO UNITED STATES
CONDOMINIUM CORPORATION, AND AUTHORIZING THE EXECUTION
OF A DISPOSITION AND DEVELOPMENT AGREE~ENT RESPECTING
SAID LAND.
WHEREAS, ln furtherance of the objectlves of the Community
Redevelopment Law, the Agency is engaged ln carrYlng out the Ocean
Park Redevelopment ProJect l(b) (referred to hereln as the "project");
and,
WHEREAS, there has been prepared and approved by the Agency
an Urban Renewal Plan for the ProJect consLstinq of a Redevelopment
Plan for Ocean Park Redevelopment ProJect l(b) adopted January 17,
1961, by Ordlnance No. Sl6 of the Clty Council of the City of Santa
Honica (herelnafter, "City"), as amended January 26, 1965, by Ordinance
No. 667 of the City; and September 12, 1972, by Ordinance No. 896
of the Clty as it may be modlfled or amended in accordance wlth the
provlsions of the Community Redevelopment Law (whlch plans are here-
Lnafter collectlvely called the "Redevelopment Plan"); and,
WHEREAS, the Agency has considered the information presented
in the inltlal study preparc~ for the PROJECT in accordance wlth
the Callfornla Envlronloental Quallty Act, and State and local gUlde-
11nes adopted pursuant thereto; and,

WHEREAS, the Agency certifled an Environmental Impact
Report for the ProJect on July l3, 1976, by Resolution No. 334
(R.A.S.) of the Agency; and,
WHEREAS, the Agency proposes to enter 1nto a Disposltlon
and Development Agreement wlth the United States Condomlnlum
Corporat1on (here1nafter, "Redeveloper") for the sale of certain
land wlthln the Project (generally, the area bounded by Neilson Way,
Barnard Way, Ocean Park Boulevard, and the southerly Clty boundary
of Santa Monlca more fully descr~bed in the proposed Agreement), and
the development of said land (hereinafter, the "Property") for uses
in accordance with the Redevelopment Plan; and,
WHEREAS, the proposed D1Sposition and Development Agreement
contalns all the prov1s1ons, terms and condltlons, and obllgat1ons
requ1red by State and local law; and,
WHEREAS, the Redeveloper possesses the qualiflcat10ns and
f1nanClal resources necessary to acquire the land and insure development
of the Property In accordance with the purposes and objectlves of
the Redevelopment Plan; and,
WHEREAS, pursuant to the Callforn1a Commun1ty Redevelopment
Law (Health and Safety Code Sectlon 33000 et seq.) the Agency has
held a public hearing on the proposed sale of the Property and the
proposed D1Sposlt1on and Development Agreement; and,
WHEREAS, the Agency has duly considered all terms and
condltlons of the proposed sale and bel1eves that the development
of the Property pursuant to the proposed Disposltlon and Development
Agreement 15 in the best 1nterests of the City and the health, safety,
morals, and welfare of ltS res1dents, and ln accord wlth the publ1C
purposes and prov1sions of appllcable State and local law and requlrements.

NOW, THEREFORE, BE IT RESOLVED BY THE REDEVELOPMENT AGENCY
OF THE CITY OF SANTA MONICA, CALIFORNIA, AS FOLLOWS:
SECTION 1. The Agency hereby finds and determines that:
(a) Neither the approval nor the lmplementation
of the proposed sale and D1Sposltlon and Develop~ent Agreement wlll
cause substantial changes in the ProJect or the circumstances under
WhlCh the ProJect 1S undertaken such that new environmental impacts
will result which would require maJor revisions to the Environmental
Impact Report previously adopted for the ProJect due to the lnvolvement
of new environmental impacts not covered in said previous Envlronmental
Impact Report.
(b) No subsequent Env1ronmental Impact Report
or supplement to an Envlronmental Impact Report lS necessary or required.
(c) Neither the approval nor the lmplementation
of the sale and the D1Sposltlon and Development Aqreement will have
a slgnlflcant effect on the environment.
SECTION 2. The sale of the Property by the Agency to the
Redeveloper, and the D1Sposition and Development Agreement WhlCh
establlshed the terms and conditions for the sale and development
of the Property, are hereby approved.
SECTION 3. The Executive Director is hereby authorlzed
to execute the Dlsposition and Development Agreement and lS further
authorized to slgn all documents and lnstruments (lncluding, but
not limited to, the Grant Deeds) and to take all steps necessary
to lmplement and carry out the Agreement on behalf of the Agency.
SECTION 4. The Cha1rman shall Slgn and the Secretary shall
3ttest to this resolutlon, and thereafter the same shall be in full
force and effect.
