Introduction This report transmits a Final .Map for City Louncil approval of the following ' condominium project which received Tentative Approval July 2, 1979: TRACT ADDRESS DEVELOPER UNITS 37304 2652 Twenty-ninth Street Frederick R. Port, ~` (new) Thomas H. Childers and 1 house Background After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project... The action of the Planning Commission was based on their finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map.. The license Division reports that .the developer has either paid or agreed to pay the condominium 'tax. The Building and Safety and Fire Departments indicate that the project meets present fire safety requirements. .Approval by the County Engineer's office has' been received for the project. The project required the removal of six units, completed March 16, 1979. Work was begun February-a and continues om the 7'units and-.1 house involved in the project. Alternatives State and City ordinances require. approval of final subdivision maps which comply with approved Tentative Maps. Approval of the Final Subdivision Map does not ~J Mayor and City Council Page Z release the subdivider from compliance with. any applicable requirements of the Rent Control Ordinance. Recommendation Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings meet required safety standards and the tax has been paid or an agreement to pay executed, it is respectfully recommended that the City Council affirm the find- ings of the Planning Commission and approve said Map with the advisement that approval of the Final subdivision Map does not release the subdivider from compliance with the Rent Control Ordinance requirement for an exemption or removal permi t.
