This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval November I9, 7979:

and Frank S. Yuan
Background
After. public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of .the Planning Commission was based on their finding that the pro=
posed subdivision should cause no substantial en vironmenta7 damage and is in
conformance with a17 state and local laws and regulations and applicable general
Plan Elements. The Final Map conforms to the Tentative .Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Depariments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
This property had been vacant for a number of years before subdivision application
was made in October 1979.. It remains vacant with ;a building permit pending.

State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.

Recommendation
Inasmuch as the Final Map confiorms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.

SECTION 1. That the Map of Tract No. 38684 in the City of
Santa Monica presented by Charles C. .and Winnie W. Hou and
Frank-S. Yuan, Partners in 20th Pico Developers, being a
subdivision for condominium purposes of a portion of Lot 35,
Block 16, Erkenbrecher Syndicate Santa Monica Tract, as shown
on Map recorded in Book 6, Pages 26 and 27 of Maps, Records
of Los Angeles County, be and the same hereby is accepted and
approved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authenti-

SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
