INTRODUCTION This report recommends that the City Council approve a Final Tract Map for the following condominium project. The Vesting Tentative Tract Map was approved by the Planning Commission on May 15, 2002. TRACT MAP ADDRESS SUBDIVIDER UNITS th 53408 1520 16 Street Reza Sarafzadeh 5 Shore Behdin Samuel Fersht BACKGROUND After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Tract Map for the above project on May 15, 2002. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all applicable state and local laws and regulations, and General Plan Elements. The Final Map conforms to the Vesting Tentative Map. The License Division reports that the developer recorded (No. 03-3123429) a lien against the subject property on October 20, 2003 to assure payment of the $5,000 condominium tax is guaranteed to the City. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Vesting Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. The City’s Civil Engineering Division has advised that no offsite improvements are necessary and, therefore, no off-site subdivision improvement agreement has been prepared. BUDGET/FISCAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Tract Map No. 53408.
